				<content:encoded><![CDATA[<p>Buying property demands a certain amount of tactical maneuvering. There is a time to wait watchfully and a time to pounce. The property market has its own algorithm, moving from a buyer`s to a seller`s market over steady months of fluctuation. A property investor`s dream situation is seldom realized; this is when property prices have fallen but are readying themselves to rise in time to yield high returns while, at the same time, interest rates on loans are in a slump.</p>
<p>&nbsp;</p>
<p>That`s exactly where the market is today. Property is cheap, interest is cheap and the market is poised to transform into a seller`s dream. However, being given the perfect situation for purchase is insufficient when financial worries are almost universal. Climbing onto the property ladder is possible, but choosing your financing option requires a little strategy and plenty of honest budgeting. That beach house with the outdoor spa won`t be so serene if there`s no money in the bank for candles and aromatic oils, or dinner for that matter.</p>
<p>&nbsp;</p>
<p>Mortgages are simply long-term loans that give you the property you want, or are they? There are some hidden details buried in all that fine print. The property the mortgage purchases is pledged to the lender as a guarantee if you renege on repayment. It`s therefore crucial, when considering the affordability of the mortgage, to toss away the romantic feelings associated with home ownership and think practically about your budget.</p>
<p>&nbsp;</p>
<p>A mortgage calculator that gives you your monthly payment amount is a beginning. It lets you manipulate the length of your loan and repayment amounts to find a workable solution. Don`t forget to add hidden costs to your calculations; loan increases, valuation, conveyancing, transfers and interest all carry their own price tags.</p>
<p>&nbsp;</p>
<p>There are different brands of mortgages, with three major players in terms of interest manipulation. Fixed rates allow you to fasten your interest rate for a no-surprise repayment future. Adjustable rates let you save some pennies initially but fluctuate as the mortgage matures. Interest only bonds let you pay all the interest off over an extended period, followed by either a lump sum payment or refinancing and balloon mortgages cap your repayments initially to keep them low, after which the entire balance is paid.</p>
<p>&nbsp;</p>
<p>Homebuyers come in many shapes and sizes and even a range of mortgage types won`t fit every individual. There are options to look at that will fit you snugly. If your vision is of an empty plot and low price rather than the architectural marvel of someone else`s flight of fancy, off-plan financing might be your most fitting route. Here you will pay a deposit on open land before a single brick has been laid. Your discount is usually substantial enough to reduce it beneath market value. This may balloon the size of your return if the property value appreciates steeply prior to settlement.</p>
<p>&nbsp;</p>
<p>The risk lies in the fact that lenders often give approval six months to a year before the property will be completely built. Some lenders offer no more than 80% of the value of the property. To resolve the dilemma, it`s worthwhile to shop around for a lender that approaches off-plan financing with common sense. This is an option for those with excellent financial backing, as there is some risk involved.</p>
<p>&nbsp;</p>
<p>Bridging loans let you secure a loan at a fast pace while your current property is on the market or while you`re still residing there. In essence, the lender will place both mortgages under its own roof, creating what`s known as a peak debt. This is the grand sum of your current home, the price of the new property and all related fees. You would generally use your first property proceeds to reduce your peak debt. This leaves you with the end debt, which is paid off in the same way as a mortgage would be. The final repayments are usually undertaken on an interest only basis.</p>
<p>&nbsp;</p>
<p>An equity release lets you keep your property while giving you the house`s value as a lump sum or regularly paid income. It`s a handy tool for retirees, who also have the option of reverse mortgages. The sum is repaid with the proceeds of the home`s resale, allowing you to work on crossing off items on your bucket list.</p>

The adjacent school may seem like a nice perk if you’re buying in the summer, but during the school year, daily playground noise and extra traffic may be more than you bargained for.</em></div>

<em> “Make sure you’re getting information on what you can’t see,” Levine suggests. Perhaps the municipal water well that feeds your neighborhood has high levels of contaminants or a proposed high-voltage power line may soon be coming through your back yard. You can also check with the city or county to see if there are any proposed projects.</em></div>

You&#8217;ve been responsible with your money, paying into your account, investing carefully, and putting aside money. A great retirement property may be within your reach even though the economy isn&#8217;t in the best shape right now.</p>
<p>In the first <a href="http://realestatedevelopersexpo.com/" target="_blank">Real Estate Development Expo</a>, you can interact directly to real estate developers and learn about the  in and out&#8217;s of investing a retirement property.</p>

<h3><em>Retirement Deluxe</em></h3>
<p><em>Often, retirees want to have a second home, cottage, or vacation property. Admittedly, this is a luxury that appeals to me; however, only under the right set of circumstances would a new mortgage be worth the hassle.</em></p>
<p><em>For example, some investors may want to take advantage of buying that second home now in order to take advantage of a real estate market offering good value (in terms of purchase price), and rent out the property as an investment until debt loads are more manageable, or until they will be able to spend more time in the home.</em></p>
<p><em>In my <a href="http://www.thewealthycanadian.com/2011/09/planning-for-retirement-knowing-what-you-will-need/" target="_blank">article</a>, I discussed how a condo would be something of little interest to me, mainly because of the lack of control I would have on the fixed monthly costs. In the research I have compiled, aside from having to pay regular mortgage payments, investing in a condominium can often result in having to dish out part of your hard-earned cash flow stream -with a virtual guarantee that the monthly expenses will rise over time.</em></p>
<p><em>Without having the ability to control some of the expenses with such a situation, this does not appeal to me. To each their own, I suppose.</em></p>
